A very common misconception. "The project is RERA registered, so it must be safe, right?"

Wrong. RERA registration means the builder has registered the project with the regulatory authority and provided certain disclosures. It does NOT mean:

  • There is no pending litigation
  • The builder will deliver on time
  • The property is free from encumbrances

Think of RERA registration as a license to sell. It is better than no registration. But it is not a substitute for independent property verification. We have seen RERA-registered projects with serious title defects. Always do your own due diligence.

Mistake #3: Ignoring the Difference Between Super Area and Carpet Area

This one costs buyers lakhs. You see a flat advertised as "1500 sq ft." The price per sq ft looks reasonable. You calculate the total and it fits your budget.

Then you read the fine print. That 1500 sq ft is the "super area" — which includes common spaces, walls, staircases, and sometimes even the guard room. The actual carpet area — the space you can walk on and use — might be only 1050 sq ft.

That means you are paying for 450 sq ft of space you cannot use. At ₹10,000 per sq ft, that is ₹45 lakh for thin air.

Always ask for the carpet area. Compare properties based on carpet area, not super area. It is the only number that actually matters for how you will live in the home.

Mistake #4: Trusting the Builder's "Approved Bank List"

Builders tie up with banks for home loans. They proudly display logos of 10-15 banks. "See? All these banks approve loans for our project. We are verified!"

Here is what this actually means: the builder has a tie-up with the bank. The bank has done a basic evaluation and agreed to lend. But that evaluation is for the bank's protection — it is limited in scope and does not cover everything you need to know.

Banks have rejected loans for properties that were "on their approved list" after we discovered title defects during verification. Do not rely on the bank's approval as your due diligence. The bank is protecting their money, not yours.

Mistake #5: Budgeting Only for the Purchase Price

First-time buyers often calculate their budget based on the property price alone. They forget about the 10-15% in additional costs that hit you like a surprise tax bill.

  • Stamp duty and registration: 5-7% of the property value depending on the state.
  • GST: 5% on under-construction properties (not applicable for ready-to-move).

On a ₹1 crore property, these additional costs can easily add up to ₹15-20 lakh. Plan for them from the start.
